Desktop Property Assessment
Property Valuations Australia provides desktop property assessments in NSW, VIC, ACT and NT from $159 incl. GST. Each gives a property valuer’s indicative value of the property without a physical inspection, built on sales evidence, property records and photos.

What it is
A desktop assessment is prepared by a property valuer from sales of comparable properties, property records, plans and photos, without visiting the property. It is signed by the valuer, whose name appears on it, and states its purpose, date and assumptions. The Australian Property Institute describes a desktop report as an indicative value rather than a full valuation report, which is why we call it an assessment.
Desktop or inspected?
| Desktop Property Assessment | Inspected valuation | |
|---|---|---|
| Fee incl. GST | From $159 | $339 residential, $495 tax and compliance |
| Inspection | No | Yes |
| Suits | Standard homes and vacant lots: CGT, SMSF, estates and past dates | Unusual, renovated or high-value property, or where condition matters |
| Not suitable for | Stamp duty, related-party transfers, lending, family law and court matters, or property in unusual condition | Lending: valuations for lending are ordered by the lender, and we do not provide them |
Stamp duty and related-party transfer valuations are quoted individually, because revenue offices set their own evidence rules, including who may value. Revenue NSW expects a valuation by a suitably qualified person, showing that an inspection was done, and the ACT Revenue Office and SRO Victoria require a valuer certified by a recognised professional body. Contact us with the details, and we tell you in writing, before anything is agreed, whether we can take the work on.
When we recommend an inspection
If the property is unusual, has been substantially renovated, is high value, or the report may be relied on in a dispute, a desktop assessment is not the right tool. We tell you before anything is booked or charged.

Questions people ask
Is a desktop assessment accepted for CGT and SMSF?
For SMSF accounts, the ATO accepts valuations from property valuation service providers if they list the comparable sales relied on. For CGT, the ATO looks at how a valuation was prepared. Your accountant or auditor decides what evidence they need, and we tell you if an inspected valuation suits better.
How much does a desktop property assessment cost?
From $159 including GST. A second valuation date in the same report is $149.
How do I request one?
Request online in a few minutes. We confirm the valuer’s name, the fee and the timing in writing before anything is booked or charged.
