Property built for one purpose
Special-use property is designed and approved for a particular activity. Its value depends heavily on that use: the licence or approval, the trading performance of the operator, the lease and the depth of the buyer pool for that type of asset.

Property or going concern?
Some special-use property is sold together with the business that operates from it. A valuer must be clear about what is being valued: the freehold alone (often with a market rent assessed), or the going concern including the business.
