Residential lots and larger parcels
A standard residential block in a city or regional centre is valued much like a house, on sales of comparable lots, and is priced like one: $660 including GST for an inspected valuation, or a desktop assessment from $330 where an inspection is not needed. Acreage, rural land and land with development potential take more analysis and are quoted on scope.
Market value and statutory land value
Your rates or land tax notice shows a land value set by the state’s Valuer-General (in Western Australia, by Landgate). That figure is produced for rating and taxing purposes as at a fixed base date, usually by mass valuation. It is not a market valuation of your land for sale, tax or legal purposes, and it can differ materially from one.
If you are considering an objection to a statutory land value, check the objection deadline on your notice first. An independent valuation can support an objection, and the report will be prepared on the basis the relevant legislation requires.

Why is my council land value different from a market valuation?
Statutory land values are set for rating and land tax at a fixed base date, usually by mass valuation. A market valuation looks at your specific land at the date you need, using current sales evidence.
