Darwin, Palmerston and Litchfield
Property valuations around Darwin cover the City of Darwin, the City of Palmerston to the south-east, and Litchfield, a largely rural municipality that takes in places such as Howard Springs and Humpty Doo.
Rural blocks and acreage in Litchfield are valued on their land, improvements and sales of comparable rural properties, and receive a fixed quote before any work starts.
Building in a cyclone region
Darwin is in a cyclone region. Cyclone Tracy crossed the city early on Christmas Day 1974. The Darwin Reconstruction Commission oversaw the rebuilding of more than 2,500 homes, and new building codes were introduced after Tracy to improve safety. A valuer records a home’s age, construction and condition, because they feed into its value. A valuer does not certify that a building meets the building code: that is a job for a building surveyor or inspector.
No land tax in the Territory
The Northern Territory has no land tax. Stamp duty applies when property changes hands, under the Stamp Duty Act 1978.
Section 4AB of the Act sets the value used for duty: the greater of the price paid and the property’s unencumbered value, or the unencumbered value if nothing is paid. If you transfer a Darwin property to a family member or a family trust for less than market value, duty is generally worked out on market value unless an exemption applies, and an independent valuation at the date of the transfer documents it. Stamp duty valuations are quoted individually: contact us with the details, and we tell you in writing, before anything is agreed, whether we can take the work on.
