What makes rural property different

Rural land is valued on what it can produce and what the market will pay for that capacity. Two farms of the same size can differ greatly in value because of rainfall, soil, water and improvements.

  • Land class, soil types and arable area
  • Rainfall reliability and access to water, including bores, dams and any water entitlements
  • Carrying capacity or cropping yields, analysed against comparable sales
  • Improvements: homesteads, workers’ cottages, sheds, yards, silos, fencing and irrigation infrastructure
  • Access, distance to services and markets, and location within the district

Water and other separate assets

In many states water entitlements are held separately from the land and can be traded on their own. A rural valuation needs to be clear about whether entitlements, plant and livestock are included. They usually are not part of the land value unless the scope says so, and some need a separate valuation.

Are water entitlements included in a farm valuation?

Only if the scope says so. Water entitlements are often separate assets that can be traded independently, so the report states clearly whether they are included and, if asked, values them separately.

Yes. Lifestyle acreage is usually valued on comparable sales of similar properties, with the dwelling and improvements reflected in the analysis rather than on productive capacity.
