Why prestige homes take more work
A standard home in an established suburb has dozens of recent comparable sales nearby. A waterfront home on a large block with an architect-designed house may have two or three in a year, none of them truly alike. The valuer has to look wider, analyse each sale in more depth and explain the adjustments carefully.
- Views, water frontage and aspect, and how secure they are
- Land size and position, which carry more of the value at the top of the market
- Architecture, construction quality and specification, which buyers value unevenly
- Heritage listing and what it permits or prevents
- Off-market sales, which are common in this segment and harder to verify
When the stakes are high
Prestige homes are often valued for family law, estates, transfers between family entities and capital gains tax. The amounts involved mean small percentage differences matter, which is why the report sets out its evidence and reasoning in full.
