Who we are

  • Property Valuations Australia is part of Valuation Group (valuationgroup.au).
  • Property Valuations Australia is operated by Valuation Group Pty Ltd, ABN 48 702 469 252.
  • Website: propertyvaluationsaustralia.com.au.
  • We value residential, commercial, development and specialised property, with published fees for standard work and fixed quotes for the rest.
  • We do not run shopfront offices. Requests are made online, by email or by phone.

Where we work

We value property in these four states and territories only:

  • New South Wales (NSW)
  • Victoria (VIC)
  • Australian Capital Territory (ACT)
  • Northern Territory (NT)

We currently value property in NSW, VIC, ACT and the NT. We are not able to take requests for Tasmania, Western Australia, Queensland or South Australia.

Standard residential fees are fixed in Sydney, Melbourne, Canberra and Darwin, and in Newcastle, Wollongong, the Central Coast, Geelong, Ballarat and Bendigo. Requests for property elsewhere in those states and territories are quoted individually, and the fee is confirmed in writing before anything is charged.

What each report is for, and what it is not for

Desktop Property Assessment: From $159

Can suit: An indicative value, without an inspection, for SMSF annual reporting, capital gains tax records, estates and buying or selling decisions, for standard homes and vacant lots. Your accountant or auditor decides what evidence they accept.

Not for: Stamp duty or related-party transfers, lending, family law or court matters, or unusual, renovated or high-value property.

Residential Property Valuation: $339

Can suit: Buying, selling and the market value of a standard metropolitan house, townhouse or apartment, with an inspection.

Not for: Lending: valuations for lending are ordered by the lender, and we do not provide them. Family law and court work is quoted separately.

Tax, Transfer & Compliance Valuation: $495

Can suit: Capital gains tax, SMSF, estates and accounting purposes, at a defined valuation date, with an inspection where required.

Not for: Lending, stamp duty or related-party transfers. Stamp duty and related-party transfer valuations are quote only: contact us first, and we tell you in writing whether we can take the work on.

Family Law & Legal Valuation: quote, from $1,650

Can suit: Separation, mediation and property settlement, at today’s date or an agreed past date. Quoted for each matter: we tell you in writing whether we can take it on before anything is agreed.

Not for: Lending. Expert witness work, conferences, supplementary reports and court attendance are not included. Ask us first: we tell you in writing whether we can take them on.

Commercial Property Valuation: From $1,980

Not for: Lending. Every commercial valuation receives a fixed quote before work starts.

Can suit: Development sites, residual land valuations, subdivisions, rural and agricultural property, prestige property, special-use assets and complex holdings.

Not for: Lending. Every job is quoted on scope before work starts.

Valuations for lending or mortgage security. Valuations for lending are ordered by the lender, so ask your lender or broker.

How a request becomes a confirmed engagement

  1. You request a valuation online, by email or by phone, with the address, the purpose and the valuation date. Standard requests show the fee as you go. Family law, stamp duty, court, commercial and specialist work receives a quote.
  2. We confirm in writing the property valuer who will prepare the report, the fee and the timing.
  3. Nothing is booked or charged until you accept. Until then it is a request, not a booking.
  4. The report is reviewed and signed by that property valuer, and the valuer’s name appears on the report.
  5. We keep you updated by email and phone. An online client portal is not available yet.

30 June 2027 valuations

A valuation at 30 June 2027 for the new capital gains tax rules is normally prepared after that date, because it relies on sales evidence up to then. You can register a property now at no charge. Nothing is booked. After 30 June 2027 we get in touch about the valuation, if we can take it on.

Independence and advice

  • We do not sell property, earn commission or act for a side. We check for conflicts of interest before accepting an engagement.
  • We value property; we do not give tax or legal advice. Whether you need a valuation, and at which date, is a question for your accountant, lawyer or auditor.
