What drives industrial value
Industrial buyers are practical. They pay for space that works: the right height, the right access and the right site. A valuer looks at the same things.
- Building: lettable area, internal clearance, column spacing, roller doors, office component, amenities, power and fire services.
- Site: land area, site cover, hardstand, yard space and the ability to expand.
- Access: heavy vehicle access, turning circles and proximity to arterial roads, ports and freight routes.
- Zoning and use: what can lawfully operate on the site, any overlays and any environmental history.
- Income: for leased property, the tenant, lease terms, rent compared with market and who pays outgoings.
Strata units and large facilities
Small strata industrial units are valued largely on comparable sales of similar units, analysed per square metre. Larger leased facilities are valued mainly on income, using capitalisation and often a discounted cash flow, checked against sales on a rate per square metre. Owner-occupied facilities are usually valued as if vacant and available for occupation, with a market rent assessed to support the analysis.
Environmental and compliance matters
Some industrial sites carry contamination risk from past uses. A valuer is not an environmental consultant and does not test soil or buildings. Where something is known or suspected, the report will say what it assumes, and may recommend specialist advice. Tell us about any environmental reports when you request the quote.
Fees and process
Industrial valuations are quoted on scope, from $1,980 including GST. Send the address, the purpose and any leases or plans through the quote flow and we send a fixed fee before any work starts.

Does the valuer check for contamination?
