Retrospective Property Valuation
Property Valuations Australia provides retrospective property valuations in NSW, VIC, ACT and NT, with desktop assessments from $159 incl. GST. A property valuer can value property as it was at a past date, using the sales evidence from around that date.

When you need a past date
- Capital gains tax: the day a home was first rented out, the date property was acquired or transferred, or 30 June 2027 once that date has passed.
- Estates: the date of death.
- Separation: a value at an agreed date, through a Family Law & Legal Valuation.
- Transfers between family members or entities, and stamp duty: the date of the transfer.
Stamp duty and related-party transfer valuations are quoted individually, because revenue offices set their own evidence rules, including who may value. Revenue NSW expects a valuation by a suitably qualified person, showing that an inspection was done, and the ACT Revenue Office and SRO Victoria require a valuer certified by a recognised professional body. A desktop assessment is not offered for them. Contact us with the details, and we tell you in writing, before anything is agreed, whether we can take the work on.
How a valuer values the past
The valuer works from sales of comparable properties around the valuation date, not today’s market. They rely on records of the property as it was then: plans, photos, rates notices, building approvals and your description of any changes since. The report states the date, the evidence and the assumptions.

Questions people ask
How far back can you value?
As far back as there is reliable sales evidence for the date. Older dates have less evidence, and the report says so.
Do you need to inspect the property?
Not always. A property cannot be inspected as it was at a past date, so a desktop assessment built on records and sales evidence may be enough. Whoever relies on the report decides what evidence they need, and we tell you if an inspection is needed.
Can one report cover two dates?
Yes. A second valuation date in the same report is $149 including GST.
How much does a retrospective valuation cost?
A Desktop Property Assessment is from $159 including GST. An inspected Tax, Transfer & Compliance Valuation is $495.
