CGT Property Valuation
Property Valuations Australia provides CGT property valuations in NSW, VIC, ACT and NT, with desktop assessments from $159 incl. GST. Each is prepared at the date the tax rules care about: a desktop assessment gives an indicative value without an inspection, and an inspected Tax, Transfer & Compliance Valuation is $495 where an inspection is needed.

When capital gains tax uses market value
Capital gains tax normally works from what you paid and what you sold for. In some situations the law uses market value instead, and a valuation is then the evidence for the figure in your tax return:
- When a home you lived in is first rented out, in some circumstances.
- When you inherit property, depending on when and how the deceased held it. See date of death valuations.
- When property is gifted, or sold for more or less than market value to someone you are not dealing with at arm’s length, such as a family member.
- In some events involving property acquired before 20 September 1985.
- When property is held across 30 June 2027, under the new CGT rules. See 30 June 2027 valuations.
If a transfer between family members or related entities also attracts stamp duty, the valuation is quoted individually and is not a desktop assessment: contact us.
Today’s date or a past date
Most CGT valuations are at a past date: the day a home was first rented, a date of death or the date of a transfer. A valuer can value property at a past date using the sales evidence from around that date. See retrospective valuations.
Which report do you need?
| Report | Fee incl. GST | Best for |
|---|---|---|
| Desktop Property Assessment | From $159 | Standard homes and vacant lots where an inspection is not needed, including past dates |
| Tax, Transfer & Compliance Valuation | $495 | Where an inspection is needed, or the property is complex or high value |
| Additional valuation date | $149 | A second date in the same report |
We tell you if an inspection is needed before anything is booked or charged.
Who signs the report
Every valuation we provide is reviewed and signed by a property valuer, whose name appears on the report. The report states the purpose, the valuation date and the basis of value, so your accountant can see exactly what it covers.
We value property. We do not give tax advice. Your accountant or tax adviser decides whether you need a valuation and at which date.

Questions people ask
How much does a CGT property valuation cost?
A Desktop Property Assessment is from $159 including GST and suits many standard homes and vacant lots. An inspected Tax, Transfer & Compliance Valuation is $495. A second valuation date in the same report is $149.
Can you value a property at a past date?
Yes. A retrospective valuation uses sales evidence from around the date you need, for example the day a home was first rented or a date of death.
Do I need an inspection for a CGT valuation?
Not always. For a standard home or vacant lot, a desktop assessment built on sales evidence, records and photos may be enough, and a property cannot be inspected as it was at a past date anyway. Your accountant decides what evidence they need, and we tell you if an inspection is needed.
How do I request one?
Request online in a few minutes. We confirm the valuer’s name, the fee and the timing in writing before anything is booked or charged.
