Date of Death Property Valuation
Property Valuations Australia provides date of death property valuations in NSW, VIC, ACT and NT, with desktop assessments from $159 incl. GST. Each is an independent valuation of the property as it was on the date of death, for executors, beneficiaries and estate lawyers.

Why estates need a date of death value
- Probate and estate accounts usually list assets at their value at the date of death.
- Distribution: when one beneficiary keeps a property and others receive cash, a value at an agreed date keeps it fair.
- Capital gains tax: if the deceased acquired the property before 20 September 1985, or it was their main residence just before they died and was not being used to produce income, a beneficiary’s cost base is generally its market value at the date of death.
A date of death valuation is a retrospective valuation: the property is valued as it was on that day, using sales evidence from around that date, whenever the report is prepared.
Executors, administrators, beneficiaries and estate lawyers can request directly, and the invoice can be addressed to the estate.
