One council since 2016
The whole region is covered by Central Coast Council, formed on 12 May 2016 when Gosford City Council and Wyong Shire Council were merged. Central Coast Council is the successor to both.
That matters for valuations at older dates. Rates notices and council approvals from before mid-2016 were issued by Gosford City or Wyong Shire. A retrospective valuation is built on the records and sales evidence of the time, so keep any old notices, plans and approvals you have. See how retrospective valuations work.
A former home that is now rented
If a Central Coast house was once your main residence and is now rented out, capital gains tax can, in some circumstances, use its market value at the date it was first rented. That is a past date, so the property is valued as it was then, from sales evidence around that date. A desktop assessment from $159 suits many standard homes, and a second date in the same report is $149.
Whether that rule applies to you depends on your circumstances, so ask your accountant before you send a request.
When a family home passes to the next generation
When a parent’s home passes through an estate, a value at the date of death helps with the estate’s accounts and with distribution, for example when one beneficiary keeps the house and the others receive cash. Probate in NSW is granted by the Supreme Court of New South Wales. Executors, beneficiaries and estate lawyers can request directly. See date of death valuations.
Other reasons to value Central Coast property
- Transfers within the family: Revenue NSW generally charges transfer duty on the greater of the price paid and the property’s unencumbered value, unless an exemption applies. If Revenue NSW asks for a formal valuation as evidence of value, it must indicate that an inspection was undertaken, so a desktop assessment does not suit a transfer. Stamp duty valuations are quoted individually: contact us with the details, and we tell you in writing, before anything is agreed, whether we can take the work on.
- Your NSW land value: the NSW Valuer General’s land value is the value of the land only, as at 1 July, for land tax and rates. It is not a valuation of the home.
- SMSF: market value for the fund’s annual accounts and audit. See SMSF valuations.
- Separation: family law property matters are heard by the Federal Circuit and Family Court of Australia. See family law valuations.
We value property. We do not give tax or legal advice. Your accountant, conveyancer or lawyer can tell you whether a valuation is useful and at which date.

Questions about valuations on the Central Coast
How much does a property valuation cost on the Central Coast?
A Desktop Property Assessment is from $159 including GST. An inspected Residential Property Valuation of a standard home is $339, and a Tax, Transfer & Compliance Valuation is $495. A second valuation date in the same report is $149.
My records are from Gosford City or Wyong Shire Council. Are they still useful?
Yes. Records from before the 2016 merger are still useful evidence for a valuation at an earlier date. Central Coast Council is the successor to both councils.
Can you value my former home at the date I first rented it out?
Yes. A retrospective valuation uses sales evidence from around that date. Whether capital gains tax uses that value depends on your circumstances, so check with your accountant.
Does someone need to visit the property?
Not always. A desktop assessment is prepared from sales evidence, records and photos, and suits many standard homes. For an inspected valuation a valuer visits the property. We tell you which suits before anything is booked or charged.
