Between the escarpment and the sea

Wollongong runs along a narrow coastal strip between the Illawarra Escarpment and the Pacific Ocean, from the northern beach suburbs down to Port Kembla. Wollongong City Council covers that strip, with Shellharbour City and Kiama to the south.

Position within that strip, such as views, the slope of the land and distance to the beach, can make a real difference between otherwise similar homes, so the valuer works from sales of genuinely comparable properties nearby.

What the planning certificate tells a valuer

In NSW, a planning certificate under section 10.7 of the Environmental Planning and Assessment Act 1979 is issued by the council on application. It shows the zoning and planning controls that apply to a property, and constraints such as flooding or bushfire prone land.

Land near the escarpment, along creeks or close to the coast can carry these controls, and they can limit what may be built, which flows through to value. A valuer would normally take them into account, and they matter most for vacant land and development sites.

Port Kembla and commercial property

Port Kembla, in the south of the city, is home to the port and heavy industry. Industrial and commercial property is valued on its leases, income and sales evidence, and receives a fixed quote from $1,980 incl. GST. See commercial property valuations.

Other reasons to value Wollongong property

  • Estates: when a family home is inherited, a value at the date of death helps with the estate’s accounts, distribution and tax. Probate in NSW is granted by the Supreme Court of New South Wales. See date of death valuations.
  • Separation: family law property matters are heard by the Federal Circuit and Family Court of Australia, which sits in Wollongong. See family law valuations.
  • Transfers within the family: Revenue NSW generally charges transfer duty on the greater of the price paid and the property’s unencumbered value, unless an exemption applies. A formal valuation used as evidence of that value must indicate that an inspection was undertaken. Stamp duty valuations are quoted individually: contact us with the details, and we tell you in writing, before anything is agreed, whether we can take the work on.
  • Capital gains tax and SMSF: market value at a past date, or for the fund’s annual accounts. See CGT valuations and SMSF valuations.

We value property. We do not give tax or legal advice. Your accountant, conveyancer or lawyer can tell you whether a valuation is useful and at which date.
