Property valuations across Ballarat
The City of Ballarat covers the city and nearby towns, with Hepburn Shire to the north, Moorabool Shire to the east, Golden Plains Shire to the south and the Pyrenees Shire to the west. On the city’s western side, Ballarat West has been planned for growth, so newer estates sit not far from streets of much older homes.
Period and heritage homes
Ballarat grew rapidly after gold was found there in 1851, and many buildings survive from that era. The Ballarat Planning Scheme applies a Heritage Overlay to individual places and to whole precincts. Under a Heritage Overlay, a planning permit is generally needed to demolish, alter or build, which can affect what a buyer could do with the property and so its value.
A valuer would normally check the planning scheme for any overlay and compare against sales of similar period homes. Heritage-listed, prestige and unusual homes take more evidence and time, so they receive a fixed quote on scope before any work starts. See prestige property valuations.
Property bought before 20 September 1985
Property acquired before 20 September 1985 is treated differently for capital gains tax. When property the deceased acquired before that date is inherited, a beneficiary’s cost base is generally its market value at the date of death, so a date of death valuation may be useful. Under the new CGT rules from 1 July 2027, Australian resident individuals and trusts are generally treated as having sold and bought back their CGT assets at market value just before that date, and assets acquired before 20 September 1985 are treated the same way. See 30 June 2027 valuations.
Other reasons to value Ballarat property
- Estates: probate in Victoria is granted by the Supreme Court of Victoria. See date of death valuations.
- Transfers within the family: the State Revenue Office generally charges land transfer duty on the greater of the price paid and the property’s unencumbered value, unless an exemption or concession applies. A valuation it asks for must be by a valuer certified by the Australian Property Institute. Stamp duty valuations are quoted individually: contact us with the details, and we tell you in writing, before anything is agreed, whether we can take the work on.
- SMSF: market value for the fund’s annual accounts and audit. See SMSF valuations.
- Separation: family law property matters are heard by the Federal Circuit and Family Court of Australia. See family law valuations.
We value property. We do not give tax or legal advice. Your accountant, conveyancer or lawyer can tell you whether a valuation is useful and at which date.
