Greater Bendigo and central Victoria

The City of Greater Bendigo covers the city and towns such as Strathfieldsaye, Maiden Gully, Huntly, Marong and Heathcote. Neighbouring shires include Mount Alexander, Loddon and Campaspe. Bendigo grew from the goldfields of the 1850s, and today period homes near the centre sit alongside newer estates and rural living blocks on the city’s edges.

Rural and lifestyle property

Acreage and farms are valued differently from suburban homes. A valuer looks at land area, zoning, water, fencing, sheds and dwellings, and sales of comparable rural properties, which are fewer and more spread out in time than suburban sales.

Water needs care. Since 1 July 2007, water entitlements in northern Victoria’s irrigation districts have been held separately from land, as water shares that can be traded. A valuation of an irrigated property should state whether any water shares are included. Rural property receives a fixed quote on scope, from $2,750 incl. GST. See rural property valuations.

Business premises held in an SMSF

If your self-managed super fund holds the premises your business operates from, the fund reports it at market value each year. The ATO’s guidelines say trustees should consider a qualified independent valuer where a property is a large share of the fund or valuing it is likely to be complex. Commercial property receives a fixed quote, from $1,980 incl. GST. See SMSF valuations.

Other reasons to value Bendigo property

  • Estates: probate in Victoria is granted by the Supreme Court of Victoria. A value at the date of death helps with the estate’s accounts and distribution, including when one family member keeps a farm. See date of death valuations.
  • Capital gains tax: market value at a past date, such as the day a home you lived in was first rented out. See CGT valuations.
  • Transfers within the family: the State Revenue Office generally charges land transfer duty on the greater of the price paid and the property’s unencumbered value, unless an exemption or concession applies. A valuation it asks for must be by a valuer certified by the Australian Property Institute. Stamp duty valuations are quoted individually: contact us with the details, and we tell you in writing, before anything is agreed, whether we can take the work on.
  • Separation: family law property matters are heard by the Federal Circuit and Family Court of Australia. See family law valuations.

We value property. We do not give tax or legal advice. Your accountant, conveyancer or lawyer can tell you whether a valuation is useful and at which date.
