Greater Geelong, the Bellarine and the Surf Coast
The City of Greater Geelong covers the city around Corio Bay and most of the Bellarine Peninsula, including Ocean Grove and Drysdale. The Surf Coast Shire, including Torquay, lies to the south-west, and the Borough of Queenscliffe sits at the tip of the Bellarine.
Holiday houses and the 30 June 2027 change
From 1 July 2027 the 50 per cent CGT discount is generally replaced for Australian resident individuals, trusts and partners. Gains that built up before then keep the discount. A holiday house on the Bellarine or the Surf Coast that you have owned for years is the kind of asset where the split matters.
A valuation at 30 June 2027 is one way to make the split; the law also allows an apportioning method instead, chosen in the tax return for the year you sell. A valuation at that date is normally prepared after it, because it relies on sales evidence up to then, and the law sets no deadline. See 30 June 2027 valuations.
Armstrong Creek and newer homes
Armstrong Creek, on Geelong’s southern edge, has been a planned growth area since its planning scheme amendment was approved in 2008. Under the new CGT rules, new residential dwellings and affordable housing keep a discount of at least 50 per cent. Whether a particular home counts as a new residential dwelling is a question for your accountant.
Rating valuations are not market valuations
Like every Victorian property, a Geelong home is valued each year by the Valuer-General Victoria as at 1 January for council rates and land tax. It is part of an annual valuation of the whole state, not a valuation prepared for a particular purpose such as capital gains tax, a transfer or a separation.
Other reasons to value Geelong property
- Transfers within the family: the State Revenue Office generally charges land transfer duty on the greater of the price paid and the property’s unencumbered value, unless an exemption or concession applies. A valuation it asks for must be by a valuer certified by the Australian Property Institute. Stamp duty valuations are quoted individually: contact us with the details, and we tell you in writing, before anything is agreed, whether we can take the work on.
- Estates: probate in Victoria is granted by the Supreme Court of Victoria. See date of death valuations.
- SMSF: market value for the fund’s annual accounts and audit. See SMSF valuations.
- Separation: family law property matters are heard by the Federal Circuit and Family Court of Australia. See family law valuations.
We value property. We do not give tax or legal advice. Your accountant, conveyancer or lawyer can tell you whether a valuation is useful and at which date.

Does the 30 June 2027 change affect a holiday house?
It can. From 1 July 2027 the 50 per cent CGT discount is generally replaced for Australian resident individuals, trusts and partners, and gains built up before then keep it.
